My suggestion is continue your university. Is your current debt a government-funded source? IE, OSAP in Canada, Federal student loans? Keep in mind that six months after you "finish school" (degree in hand or not) you will be needing to start paying it all back (which I know is your intent)...

You can rent to students but... make sure they are MATURE students... maybe those in a second career?
