Actually the house is less than a year old and includes a new central air conditioner and the new stainless steel appliances listed in the description.

Real estate agents .....  always trying to get the positive spin. 

Disclaimer: It's my sons house. He is getting a job relocation to Toronto, ....where he won't be buying such a house for $249,000.

There's nothing wrong with Kingston, lovely college town.
Better question is what's wrong with housing prices in Toronto?

Its not in Kingston.  Is in Amherstview, in Loyalist Township, just west of Kingston.  Cheeper Taxes than Kingston, but still has all the benifits!  ;D

Just a couple of observations/suggestions for your son:

- Get rid of the ugly draperies.
- Have someone take some better pictures.  House looks like it sliding to the left for example.
-  Make some attempt at landscaping.  Flowers at the front would help.
- Check the spelling in the listing.

I like the draperies.
Have similar ones in my house and they are a new fad in interior design!

I do agree though that there needs to be better pictures taken, and add some flowers to the front. It looks very "bland" to me.
A couple hanging petunia baskets by the garage doors, mow the lawn and add a small flower grouping around the tree, and it would look 10x's better. Also, Consider retaking the outside picture at a different time of day....it has too much glare.

That area is a fairly new area. So dont expect grass or a finished basement.
It is a small bungalow.

My taste in draperies is just fine....would you prefer a polyester blend with some sort of psychedelic 70's pattern ;D

I thought I saw some sort of greenery growing...hehehe
For the right price, I'll go out and do the gardening...

I'm glad to see that it does have road access, as noted in the listing.... Then again, if I were in that neighbourhood I'd probably be interested..... Cheaper than most 2 bedroom condos here in Victoria.....

No reason to bring age in to this ;D  Those draperies look like saggy blankets hanging off curtain rods.  Perhaps something that doesn't touch the floor so much and is a little more elegant. ;D

Yup, need better pictures - picture from the back of the house ??? from the front it looks like it's all garage..

You should indicate in the listing that the landscaping will be done by the developper - else people will figure they would have to spend on it.  Hanging plants would be a good temp solution.

I would never figure you to be over 30 

I guess the whole design theory behind the draperies gathering on the floor is to make the room look taller.
It worked in my PMQ bedroom...hehehe

If you want to attract younger people, keep the draperies the way they are.

If you want to attract a more mature set of purchasers, go get some from Sears... ;D
