You say that. In my neighborhood in Halifax a developer has come forward and released a development plan where all the single family homes are torn down and replaced by condo and apartment buildings.

It's not me this will effect though. I will take the buy out and run further out of the city. I have the social and monetary mobility to keep it away for at least my lifetime.

For me it's about those who don't have my ability.

My millennial son (NWO on an ashore tour at Dockyards) shunned the compressed downtown Halifax (condo in Bedford Basin) and moved out towards Peggy’s Cove. SDH in a small strata unincorporated community that has a shared ice rink in the winter and community-funded access road snow clearing. He and his fiancée’s money went a lot further than living the millennial/GenZ 15-minute city dream. They can still come in to town to have dinner at the Bicycle Thief, and don’t mind the 30-40 minute drive in/out.

Given LPC voter efficiency, I wouldn’t call 4% popular vote a ‘slim’ lead for the LPC. COC need to lead by a few points nationally to even break even due to their over saturation of some areas.

Poilievre needed something to break… It doesn’t look like he had any more cards up his sleeve. We could still be surprised on Monday, but I’m not seeing anything indicating that.

I really don't want to open up this can of worms, but it doesn't have to be this way. There are electoral systems that give an overall better representation than what we have now. And would make every vote count.

I think also think either a redistribution of seats by geography or a a rework and restrengthening of the Senate would help.

The biggest voices making it worse have been Smith and Moe, Smith is using it more as a distraction for the AHS scandal that the RCMP have been called in on. I suspect things will quiet down when that concludes

Simply looking at the reality of Canadian urbanities, the majority of our urban and vast majority of our suburban space is still single family residences. Significant densification is usually pretty focused in specific areas.

To put housing affordability on a national perspective,

Toronto CMA population is over 7 million.

These places were also mentioned up thread,

Ottawa CMA over 1 million

Halifax CMA over 400,000

Victoria CMA less than 400,000

Easy to blame zoning, but housing over 7 million people in a single CMA is going to be a challenge.

Zoning is how the desirability of areas people want to live is established in the first place. It's absurd to shape a neighbourhood and then whine that the people who chose to buy in ought to consent to its ruin (in their view) to suit other people who come along later.

Housing zoning is largely set by cities, many like calgary require a percentage of developments to be medium density and high density, thus you get a couple condo buildings smack dab in the middle. Part of the reason I moved out of calagry to small town when I bought a new build was in calgary the lot size was 36' wide, go 20 min outside the city and its 48', and 0 requirement for medium and high density housing. I get why cities do it, they are running out of space the city owns so trying to get more bang for the buck.

I agree we can't force it on people, but we also have to strike a balance on what we take away to gain those houses. Where I bought, one whole farm was bought out to make way for development,over the next 50 years two more will disappear too

It's truly captivating (for me anyway) no matter how many times I drive over that hill!

Calgary, to me, is the epitome of urban sprawl.

When you turn off from the southbound QE2 & take the exit onto Stony Trail heading west, it only takes a few minutes before you crest that one hill and see just how sprawled out Calgary has become...

It's truly captivating (for me anyway) no matter how many times I drive over that hill!

It amazed me moving out of town, how much it cut my commute to drunheller or even Edmonton, heck it's the same amount of time from here i lived in calgary to my armoury as it is from my place out of town to my armoury. Which is crazy, 30 min cut to drive to Edmonton or med hat as well.

I drove the Trans-Taiga highway a few years ago and there is ZERO chance Québec would cede control of that territory. The Hydro Projects themselves are patrolled and garrisoned by a Surete Police Force that is far larger than what the area actually calls for. Québec would occupy and defend it with whatever newly formed Military Force is formed in Québec.... GUARANTEED.

Perhaps in the heyday of construction, but there is only a small handful of SQ detachments in northern Quebec now. Most law enforcement has devolved to FN police services. Hydro Quebec has their own civilian security personnel for their properties.

If it is anything like the previous referendum frenzy, many northern Quebec FNs took the position that Quebec could leave confederation with the same boundaries it came in with:



They may not be thrilled with their relationship with the Canadian federal government, but I doubt they want to throw the dice with a new one.

Also, if I recall correctly, the Pontiac and Temiskaminque regions weren't too thrill about the idea either. I don't get the sense there is a lot of synergy between Francophones in northeastern Ontario and Quebec. Probably moreso in the Hawkesbury area.
