and one more unscientific observation. when a 1970s vintage house on a 60 ft. lot sells in the Golden Horseshoe area it is often torn down and replaced by either two semis at the conventional 1200 sq. ft. or by a single home that is in the neighbourhood of 2500 or greater. In both cases there is no delay in occupancy and the original house sells quickly. So someone feels it is worth the gamble in the first place and one or two others have the cash/credit to buy. House prices went sky high because there were more people looking for places to live than there were properties available. That is directly attributable to uncontrolled immigration. High development costs were also contributing factors as was simple greed on the part of the developer.Source please.
Somehow I doubt the cohort with the lowest homeownership rate is only buying 2500 sqft houses. But give me something credible and I'll buy it.
